1. About Us

1.1 CPS Handy Hero is a property maintenance membership service provided by CPS Handiworks Limited ("CPS", "we", "us", "our").

1.2 CPS Handy Hero is a product and trading brand of CPS Handiworks Limited, not a separate legal entity.

1.3 Our registered company details are:

  • Registered company name: CPS Handiworks Limited
  • Company registration number: 09796410
  • Registered office: 71-75 Shelton Street, Covent Garden, London, United Kingdom, WC2H 9JQ
  • VAT registration number: 425974467
  • Contact email: info@cpshandiworks.com

1.4 These Terms govern use of the CPS Handy Hero subscription service, including membership benefits, property inspections, maintenance bookings and associated services.

1.5 Separate quotations or agreements may apply to building works, refurbishment projects, specialist services and commercial managing-agent arrangements.

2. Membership and Eligibility

2.1 CPS Handy Hero provides access to property maintenance services, member discounts, property inspections and related administrative benefits.

2.2 Membership is available to homeowners, landlords, property owners and eligible property management businesses within our service area.

2.3 Membership is normally purchased for an individual property. Each additional property requires a separate membership unless a written portfolio agreement provides otherwise.

2.4 We may decline an application where the property is outside our service area, presents unacceptable safety risks or falls outside the scope of our services, provided we act lawfully and fairly.

2.5 Membership does not constitute insurance, a home warranty or a guarantee that repairs will be free.

3. Membership Price and Payments

3.1 The standard advertised membership price is £49.99 per property per month.

3.2 The checkout page must confirm whether this price includes VAT, where applicable, before the customer subscribes.

3.3 Membership fees are payable monthly in advance using an approved payment method.

3.4 The standard membership has an initial minimum contractual term of 12 months, subject to statutory cancellation rights and the exceptions described below.

3.5 The total membership charge over the initial 12-month term is £599.88 per property, assuming the monthly price remains £49.99.

3.6 Membership renews monthly following the initial minimum term until cancelled in accordance with these Terms.

3.7 If payment fails, we will notify the member and provide a reasonable opportunity to resolve the issue before suspending benefits. Suspension does not affect statutory rights.

3.8 We will not make unauthorised deductions or impose undisclosed charges.

4. Membership Benefits

Subject to eligibility, availability and the terms of the membership, benefits include:

  • One complimentary visual home inspection per property during the initial membership term.
  • No standard CPS call-out attendance charge for qualifying maintenance visits.
  • A 10% discount on eligible CPS labour charges.
  • Priority appointment allocation over non-members, subject to operational capacity.
  • Access to CPS's multi-trade maintenance services.
  • Digital maintenance records and property information where the service is available.
  • Certificate renewal reminders where relevant information has been provided.
  • Access to separately priced compliance inspections and certificates.

4.1 Membership benefits apply only while the membership is active.

4.2 Benefits cannot be exchanged for cash or transferred to another property without our written agreement.

4.3 The complimentary inspection is provided once during the initial membership term. Further inspections may be chargeable unless expressly included in a renewal offer.

5. Free Call-Out Benefit

5.1 Active members will not pay our standard attendance or call-out charge for qualifying visits within the agreed service area.

5.2 Free call-out does not mean that repair work is free.

5.3 Labour, replacement parts, materials, specialist equipment, parking, congestion charges, third-party contractor charges and other agreed costs may be payable separately.

5.4 Any additional attendance charges, geographical supplements or exclusions must be disclosed before the customer authorises a visit.

5.5 Emergency attendance and out-of-hours services are subject to availability and may have separate charges disclosed in advance.

5.6 CPS may refuse unsafe, unlawful or abusive service requests. Reasonable fair-use provisions, if adopted, must be clearly disclosed before membership is purchased.

6. Labour Discount

6.1 Members receive a 10% discount on eligible CPS labour charges.

6.2 The discount does not automatically apply to materials, parts, certificates, third-party subcontractors or other excluded charges.

6.3 Where CPS quotes for larger works, the quotation will identify the labour component and applicable member discount where reasonably practicable.

6.4 Discounts cannot be combined with other promotions unless expressly agreed.

6.5 Discounts are not retrospective and cannot be applied to works completed before membership began.

7. Free Home Inspection

7.1 Each eligible property receives one complimentary non-intrusive visual inspection.

7.2 The inspection may consider accessible plumbing, electrical fittings, heating, ventilation, damp indicators, windows, doors, interior finishes and general visible maintenance concerns.

7.3 The inspection does not include destructive testing, concealed installations, structural engineering assessment or formal statutory certification.

7.4 Where available, CPS will provide a digital report identifying visible observations, maintenance priorities and recommendations.

7.5 The inspection is not a guarantee that the property is defect-free, safe in every respect or compliant with every statutory requirement.

7.6 Any recommended remedial work will be quoted separately.

7.7 The customer must arrange lawful access and obtain any required consent from occupants.

8. Maintenance Bookings and Works

8.1 Members may report maintenance issues through our advertised telephone, email or online channels.

8.2 CPS will assess requests and arrange appropriate personnel, subject to availability.

8.3 We may request photographs, descriptions, access details and other relevant information before attendance.

8.4 Chargeable work will be estimated or quoted where reasonably practicable before it begins.

8.5 Additional work discovered during a visit requires customer approval before additional chargeable work proceeds, except where immediate action is lawfully necessary to prevent danger or damage.

8.6 All work will be carried out with reasonable care and skill.

8.7 We may use suitably qualified subcontractors where appropriate.

8.8 We do not guarantee that every issue can be resolved during the first visit.

9. Emergencies

9.1 CPS Handy Hero is not an emergency rescue, insurance or guaranteed 24-hour response service unless a separate written agreement expressly provides otherwise.

9.2 Priority response does not constitute a guaranteed attendance time.

9.3 Where there is immediate danger to life, suspected gas escape, fire or another serious emergency, customers should contact the appropriate emergency service or utility emergency provider.

9.4 Any emergency service fees will be explained where reasonably possible before chargeable work is undertaken.

10. Landlords and Managing Agents

10.1 CPS Handy Hero may provide maintenance coordination services to landlords, letting agents and managing agents under separate commercial arrangements.

10.2 Under an agreed managing-agent service, tenants may report maintenance directly to CPS.

10.3 CPS may coordinate appointments, contractors, repairs, access and maintenance records within the agreed scope.

10.4 Chargeable works may be invoiced to the managing agent, who remains responsible for its own landlord billing arrangements.

10.5 The managing agent must establish and communicate written spending authority, emergency expenditure limits and approval procedures.

10.6 Unless expressly agreed otherwise, CPS does not assume the landlord's or managing agent's statutory, contractual or regulatory responsibilities.

10.7 Any agent commission, retained labour discount, rebate or other financial benefit must be handled in accordance with applicable law and the agent's obligations to its clients.

10.8 Portfolio fees, including any £50-per-property commercial arrangement, must be documented in a separate signed business agreement.

11. Certificates and Compliance Services

11.1 Gas Safety, EICR, EPC, Legionella, fire risk assessments and other compliance services are separately chargeable unless expressly included in a written agreement.

11.2 These services may be provided or arranged through appropriately competent or accredited specialists.

11.3 Certificate issuance depends on inspection results and applicable professional requirements.

11.4 Remedial works are not included in certificate fees unless expressly stated.

11.5 Renewal reminders are administrative assistance only and do not transfer legal compliance responsibility from the property owner or other responsible party.

12. Contract Term and Cancellation

12.1 The standard membership has a 12-month minimum term.

12.2 Consumer customers who subscribe online or at a distance generally have a statutory 14-day cancellation period, subject to applicable law.

12.3 To cancel during that period, customers may notify CPS by email or another clearly available cancellation method.

12.4 Where a consumer expressly requests services to begin during the cooling-off period, a lawful proportionate charge may apply for services already provided. We will explain this before obtaining the customer's express request.

12.5 After the initial 12-month term, membership continues monthly and may be cancelled on 30 days' notice by email or telephone, subject to applicable consumer law.

12.6 We will confirm receipt of a cancellation request and the membership end date.

12.7 A customer may have additional rights to cancel or seek a remedy if CPS materially breaches the contract, services are not provided with reasonable care and skill, or applicable law otherwise permits cancellation.

12.8 If a property is sold, becomes uninhabitable or another exceptional circumstance arises, customers should contact us to discuss early termination. Any mandatory legal rights remain unaffected.

12.9 No clause in these Terms restricts statutory consumer cancellation or refund rights.

13. Price Changes

13.1 The agreed membership price will not increase during the initial minimum term unless a lawful, clearly disclosed mechanism expressly permits it.

13.2 We may propose changes to the subscription price after the initial term by providing at least 30 days' advance notice.

13.3 The notice will explain the proposed price, effective date and available cancellation rights.

13.4 We will not impose changes that are unlawful or unfair under consumer protection legislation.

14. Customer Responsibilities

14.1 Customers must provide accurate property, contact and access information.

14.2 Customers must ensure that CPS personnel can access the relevant areas safely.

14.3 Customers must notify CPS of known hazards, asbestos concerns, dangerous electrical conditions, aggressive animals or other relevant risks.

14.4 Landlords and agents must obtain any necessary tenant permissions and comply with their own legal obligations.

14.5 Customers must not misuse the membership, provide false information or seek services for properties not covered by the agreement.

15. Liability and Service Standards

15.1 CPS will exercise reasonable care and skill when providing services.

15.2 Nothing in these Terms excludes or restricts liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or any liability that cannot lawfully be excluded.

15.3 Nothing in these Terms limits statutory rights under the Consumer Rights Act 2015 or other applicable consumer legislation.

15.4 CPS is responsible for losses caused by its breach of contract or negligence to the extent required by law.

15.5 CPS is not responsible for pre-existing defects, concealed conditions or unrelated damage merely because an inspection or visit has taken place.

15.6 Any specific liability limits for business customers must be separately agreed and legally reviewed.

16. Complaints and Disputes

16.1 Customers may submit complaints to info@cpshandiworks.com.

16.2 We will acknowledge complaints within a reasonable period and investigate them fairly.

16.3 Where work is defective or services fall below applicable legal standards, customers may be entitled to repeat performance, a price reduction or another statutory remedy.

16.4 We will inform customers of any applicable alternative dispute resolution arrangements where legally required.

17. Website and Intellectual Property

17.1 Website content, branding, text, designs and materials belonging to CPS remain our intellectual property or are used with permission.

17.2 Visitors may not reproduce or commercially exploit website content without authorisation.

17.3 We aim to keep website information accurate but may update descriptions, prices and services. Changes will not retrospectively remove contractual rights.

18. Personal Information

18.1 CPS processes personal information in accordance with its Privacy Policy and applicable UK data protection law.

18.2 Personal information may be required to manage memberships, book appointments, communicate with tenants, maintain service records and process payments.

19. Changes to These Terms

19.1 We may update these Terms to reflect changes in law, technology or our services.

19.2 Material changes affecting existing members will be communicated in advance where required.

19.3 Updates will not remove existing contractual or statutory rights without a lawful basis.

20. Governing Law

20.1 These Terms are governed by the law of England and Wales, subject to any mandatory consumer protections applicable elsewhere.

20.2 Disputes will be dealt with by courts having jurisdiction under applicable law.
